Why fall is the time to check
Winter finds every weak spot on a roof. Snow adds weight. Ice works into small gaps. Wind lifts tired shingles. A small leak in October can become a soaked ceiling by January.
The National Weather Service tracks lake-effect snow across West Michigan each year. Plan your roof check before that snow arrives. Stay on the ground. Use binoculars and a phone camera.
Sign 1: Your roof is near the end of its life
Age is the first clue. Most asphalt shingle roofs last 20 to 30 years in this climate. Roofs with poor airflow wear out sooner. Find your install date in your closing papers or old permits. Our roof lifespan guide lists ranges by material.
A roof past 20 years needs a closer look. It may still work, but it has little margin left for a hard winter.
Sign 2: Shingles curl, crack, or go missing
Look at the roof edges from the yard. Healthy shingles lie flat. Warning signs include:
- Edges that curl up or cup like a bowl
- Cracked or split tabs
- Bare spots where shingles blew off
- Lines of shingles that look loose or shifted
Missing shingles expose the underlayment. Wind and snow then reach the deck. Do not wait on this one.

Sign 3: Granules fill your gutters
Shingles shed small stone granules as they age. A few in the gutter are normal. Heavy piles at the downspout are not. Bare, dark patches on the shingles mean the protective layer is wearing off. Sun and ice then damage the asphalt faster. The Asphalt Roofing Manufacturers Association describes this wear in its owner guidance.
Sign 4: Water stains or daylight in the attic
Check your attic on a bright day. Turn off the lights. Look for:
- Pinpoints of daylight through the roof boards
- Brown stains on the underside of the deck
- Dark, damp insulation
- Rusty nail tips with frost on them in winter
Also check ceilings upstairs for yellow or brown rings. These stains mean water has already passed the roof. Frost on nails can point to poor airflow. Read our guide on attic ventilation and your roof.
Sign 5: Flashing is rusty, bent, or sealed with goo
Flashing is the metal that seals chimneys, walls, vents, and valleys. Most leaks start here. Look for rust, gaps, and thick globs of roofing cement. Cement dries and cracks within a few years. A good repair or install replaces the metal. It does not just cover it.
What your findings mean
| Sign | What it usually means | Next step |
|---|---|---|
| Age over 20 years | Little margin left | Book an inspection this fall |
| Curled or missing shingles | Wind and snow can reach the deck | Call soon. Repair or replace. |
| Heavy granule loss | Shingles are wearing out | Plan a replacement |
| Attic stains or daylight | Water is already getting in | Call now |
| Failing flashing | Leak risk at joints | Repair now. Replace with the roof. |
Repair or replace?
One sign alone often means a repair. Two or three signs on an older roof usually point to a new roof. Repairs on a worn roof tend to cost more over time than they save. A roofer should show you photos of the problem, not only describe it.
Cost matters here. Most Grand Rapids installations fall between $6,400 and $12,250, per HomeAdvisor. Our cost guide explains what moves that number.
Stay safe
Never climb a wet, frosty, or steep roof. Falls cause serious injuries every year. Use a ladder only for gutter-level checks, and ask a helper to hold it. Let a trained crew do the roof walk.
Book an inspection before the snow
Good crews book up in fall. Call early so you have time to compare bids and pick a date. Contact Northline Roofing for a free inspection, and read our installation process so you know what comes next.
Common questions
How do I check my roof without climbing on it?
Walk around the house and look from the ground. Use binoculars. Check the attic, the ceilings, and the gutters. Photograph anything that looks wrong.
Can I wait until spring to replace my roof?
Sometimes, if the roof has no active leaks. Winter can turn a small problem into a large one. A roofer can tell you how much risk you carry.
Do missing shingles mean I need a new roof?
Not always. A few missing shingles on a young roof may need only a repair. On an older roof, they often signal wider wear.
When do roofers book up in Grand Rapids?
Spring and fall fill first. Call four to six weeks ahead for standard shingle jobs.
